What Landlords Must Do

No More Section 21

You can no longer evict tenants without a legally defined reason. Possession can only be sought under specific grounds such as selling the property, anti-social behaviour, or serious rent arrears. Keep clear records to support any future possession claims.

Periodic Tenancies Only

No new fixed-term assured tenancies can be granted from 1 May 2026. All must be periodic (rolling) contracts. Tenants gain long-term security and can end their tenancy with 2 months' notice for any reason.

Rent Increase Rules

Rent can only be increased once per year, with at least 2 months' written notice. You cannot request more than the advertised amount or more than one month's rent upfront. Bidding wars are prohibited.

Property Registration

All landlords will be required to register on a new national PRS database, launching in phases from late 2026. The database will be a one-stop shop for compliance guidance and property registration.
